Underpinning is a method used to strengthen and stabilise the foundation depth or repair faulty foundations within a solid brick or brick veneer home. Underpinning is also necessary when you are planning to add levels to an existing structure, or when the foundation has been damaged. Another cause of foundation failure may be due the soil beneath your home. Leaking pipes, poor drainage, or extremely dry soil are all signs that your home may need underpinning.
1. Large Cracks visible in brickwork
2. Sloping floors
3. Chimney pulling away
4. Water intrusion
5. Gaps between the walls and the windows
1. Drainage is one of the leading causes of foundation problems. Excess moisture will erode or consolidate soils and cause settlement.
2. Evaporation. Intense heat conditions will often cause the soil to move beneath a home, leading to the soil to shrink and the home to settle.
3. Transpiration. Tree roots may dry the soil beneath a home cause the soil to shrink and as a result will damage the foundations.
4. One of the main causes of foundation failure is due to leaking pipes.
5. Improperly compacted soil beneath a home may cause foundation failure and settlement.
1. Suitable for heavy loads and massive structures.
2. Owners can remain in the property whilst work is undertaken outside
3. Minimal noise and disruption
4. Low cost solution at shallow depths
We can come out to your home and determine whether an underpinning procedure is necessary. After we have inspected the site, we will have our structural engineer examine the property. Our structural engineer will decide if a soil test is needed, the dimensions of the underpin and the numbers of the underpin. Also, it will be decided whether or not the structure needs to be raised to its original level. We will provide a free quote based on our structural engineer’s design and conditions.
