Reblocking, also known as re-stumping is necessary when existing house stumps have settled as an outcome of soil movement, or when wooden stumps have rotted due to excessive moisture in the soil. It is suggested to restump an older house when considering major renovations, as there will be added strain on the structure.
- Interior walls continually crack
- Exterior cracking on brickwork
- Drying caused by drought can lead to cracking and stump movement
- When house is built on reactive clay or unstable soils, which may cause cracking of brick walls and movement in foundations
- When floors are uneven or slanting
- When considering renovation to an older house
- Foundations present moisture
The process will involve cleaning and checking the area for any hazards (electrical cables, sharp objects etc). Jacks will need to be placed to support the load bearing walls and no-load bearing walls, including the floor. Once the foundations are stabilised, the old timber stumps will be replaced with the new concrete stumps.
